Project Details

In a continuing effort to beautify our own neighborhood we have taken on a spec home duo temporarily lost in BHO compliance. The homes were completely redesigned to address the new Baseline Hillside Ordinance and provide sustainable coastal dwelling along with the best possible outdoor space disposition for a small hillside lot. A true modern, yet warm approach to materials defines the architectural palette while function and strict envelope observance bring in a sound functional skeleton.

Both homes feature 3 bedroom layouts on four levels, one of them fully underground. Extended site setbacks promote privacy and create a S | W oriented enclave with respect to the adjacent building. The E ( r ) home's detached garage offers ample space for a living room extension with BBQ, outdoor dining, seating and and private hot tub areas with a permanent trellis, which spills off to the horizontal rib lattice making an aesthetic privacy screen from the neighboring property. The basement portion of the LR features a home theater, wine cellar and sauna. Third level BRs enjoy a dynamic triangular balcony, while the top floor master suite features a view tub and interior | exterior gas fire pit.

The W ( l ) home has an underground garage and entertainment facilities. The LR | DR level above take advantage of the unobstructed ocean view, while the BR level on top features a large terrace easily accessible over the perimeter on-grade stairs which also allow for maintenance access. The small top floor view pool is next to an ample master suite with fully openable glass wall to its West balcony, built-in seating, free floating view bathtub and an indoor-outdoor gas fire pit. The total transparency of both homes makes for a light and aery volume presence while taking advantage of exquisite white water views.

Sustainability is built-in throughout by passive solar principles - natural built-in shading on all levels, cross-air circulation, unforced ventilation and chimney-effect overall air draw, low-E glazing, recycled wood flooring and non-toxic finishes. Innately built into the hill with only 3 visible levels, the homes condition naturally. Depending on owner's choice PV elements are planned for well exposed roof areas. Once again - an appealing modern implementation of our spatial, aesthetic and sustainable principals within our own neighborhood.
